A planned community with its own rules

Bella Vista is unlike any other city in Northwest Arkansas. It began as a planned community developed by Cooper Communities in the 1960s and became an incorporated city in 2006, but the Bella Vista Property Owners Association has governed the community for decades and continues to. The POA keeps its own covenants and architectural guidelines for many properties in the city, including rules about fencing.

Height limits, material restrictions, placement relative to setbacks and visibility from the street can all affect whether a fence is approved, and the rules can vary by neighborhood and lot type. Check your lot's rules with the POA before you settle on a style.

Wooded lots, slopes and rock

The city is defined by its landscape. The mayor's office describes a community where the forested landscape boasts surprising bluffs, blue-green creeks and waterfalls. Bella Vista has an extensive trail network for hiking and mountain biking, several lakes, and residents who want wooded lots and a quieter pace than the cities to the south.

Those lots, with mature trees, uneven ground and irregular boundaries, make fence installation harder than a flat subdivision. Bella Vista fences need two approvals before installation: a city permit and approval from the ACC, the Architectural Control Committee. Thomas Fence does not pull permits, so the property owner applies for both, and we are happy to help you prepare.
