RESIDENTIAL FENCING · SPRINGDALE & NORTHWEST ARKANSAS

Residential fences for Northwest Arkansas yards, built by a licensed Springdale contractor

Cedar, vinyl, chain link and ornamental steel for homeowners in Springdale, Bentonville, Rogers, Fayetteville and the towns around them.

Chapter 01

What goes wrong when a yard fence is the wrong fence

Most fence trouble starts before the first post goes in. Northwest Arkansas sits on clay-heavy soil that moves with the seasons, so every post Thomas Fence sets goes in concrete unless your contract says otherwise. A fence also has to take high winds and daily wear, which is why the crew treats quality as the first question and price as the second.

The next mistake is the wrong material for the job. Vinyl gives you privacy with almost no maintenance. Cedar is the classic backyard look and resists rot and insects on its own. Chain link is the best value for pets and security. Ornamental steel adds curb appeal that lasts for decades and is the right call around a pool.

Your HOA has a say too. Rules on height, color and style differ from one subdivision to the next in Bentonville, Bella Vista and Fayetteville. The estimator walks the line with you and helps match the fence to the yard, the budget and those rules before anything is ordered.

How a residential job runs from estimate to last post

Call (479) 636-4732 and an estimator walks the property, usually getting you a detailed written estimate within a day or two. Accept it by phone, email or through your sales representative, sign the contract, and the job is typically on the schedule within 1 to 3 weeks.

Before anyone digs, Thomas Fence calls 811 for the underground utility locate, which takes 2 full business days under Arkansas law. That locate does not cover privately owned lines such as septic, irrigation, outbuilding electrical or private pool and gas lines, so tell the estimator where those run. A project manager calls one to two days before the crew arrives.

Most residential installs take 2 to 3 business days. No deposit is due on standard projects, and Thomas Fence prefers to wait until the job is complete before asking for payment. Special order materials and custom metal work can carry a deposit, and you hear that up front.

Chapter 03

Permits, staining and the warranty after the crew leaves

Permits belong to the property owner. Bella Vista, Bentonville, Gravette, Gentry, Lincoln, Prairie Grove and Tontitown require one, while Springdale, Rogers, Fayetteville and Siloam Springs do not. Thomas Fence does not pull permits, but the office will walk you through your city's process. Staining is not a service we offer either, and we can point you to local staining companies once the fence is up.

Every residential installation carries a written 1-year workmanship warranty. If something is wrong with the way your fence was installed within a year of completion, from a loose picket to a misaligned post, the crew comes back and fixes it at no charge.

Material warranties are separate and depend on what you choose. Ornamental steel panels, for example, carry a manufacturer lifetime warranty on residential properties.

Residential fence questions, answered

It depends on the material, the style and the length of the run. Estimates are free, and an estimator walks your property to give you an accurate number. Look at quality along with price: a fence has to stand up to Northwest Arkansas weather, high winds and daily wear.

Once you approve the estimate and sign, the job is typically on the schedule within 1 to 3 weeks. Special order materials or custom options can add lead time, and the office tells you before that happens. Most residential installs take 2 to 3 business days.

It depends on the city. Bella Vista, Bentonville, Gravette, Gentry, Lincoln, Prairie Grove and Tontitown require one. Springdale, Rogers, Fayetteville and Siloam Springs do not. Thomas Fence does not pull permits, so each customer is responsible for their own, and you should check with your HOA if you have one.

No deposit is required for standard residential installations. Special order materials and custom metal work are the exception. Thomas Fence prefers to wait until the job is completed before asking for payment.
